Milwaukee Sets 2027 Rollout for Updated Property Assessments Under City Ordinance

Changes to Resident Tax Bills
Homeowners in districts such as Bay View, Washington Heights and Lincoln Village will see the first effects when their 2027 tax statements arrive in December of that year. The new values replace the previous four-year cycle with a two-year review, so bills will reflect market activity from 2025 and 2026 sales.
Renters may encounter indirect effects if landlords adjust lease amounts to cover any increase or decrease in their own property taxes. The legislation states that the assessor's office must mail preliminary notices at least 30 days before formal bills are issued, giving residents time to review and file appeals.
Policy analysts say the shorter cycle means more frequent but smaller adjustments rather than larger jumps every four years. City budget papers project that the process will require additional staff hours during the 2026-2027 fiscal year to handle reviews and hearings.
Assessors plan to finish field inspections by September 2026, after which property owners can schedule appointments to examine the data used for their specific parcel. Appeals must be filed by October 2026 to be considered before the final roll is certified.
